For decades this site has been hidden from view by large mature trees that border the property. The vast majority of these same trees will remain during and after construction obscuring the view from The Hamptons.
At 19 stories East Hampton Rise will create a new landmark at the north east corner of The Hamptons. No expense spared, we at Guild Developments believe we have created architecturally beautiful and appropriate, high quality buildings.
- How will EHR impact traffic in the neighborhood?
Once East Hampton Rise construction is complete, there will be an increase in traffic, but only for the short distance between the EHR entrance on 199th Street and the intersection at 62nd Avenue. EHR residents will affect approximately 250 meters of local traffic.
- How will the roads be affected during construction?
During construction every effort will be made to coordinate street cleaning with City department.
- Is this an efficient and appropriate use of the land?
With Edmonton developing at its current and forecasted pace, new expansion is inevitable.
City of Edmonton zoning by-laws take this into consideration and restrict the type of construction that can occur in any given neighborhood. As a rule of thumb, the city will zone new neighborhoods to allow retail, commercial and multi-family development at its perimeter. Allowed height and density diminish as you go from the outside to the inside of a neighborhood. East Hampton Rise occupies a very small (3.07 acre) parcel of appropriately zoned land at the very outside of The Hamptons community. It is a logical location for the higher density that is proposed.
- What are the approved hours of construction?
City of Edmonton Bylaw restricts construction to the hours of 7am to 10pm. Weekend construction is restricted to the hours of 9am to 7pm. Construction hours at EHR will be confined to these times.
- Who will be moving into EHR?
East Hampton Rise is a high-end, luxury condominium home development. Condos of this type typically attract a combination of young professionals as well as mature couples who are ready for the change of lifestyle that low maintenance condo living provides.
- Who will oversee/maintain the site once it is complete?
Once our residents take possession of their new homes, the buildings and grounds will be managed by the condominium association. High construction and material standards (steel, concrete and glass) will ensure the buildings remain beautiful throughout their lifetime with little maintenance. Grounds are professionally designed and engineered for low maintenance and will also be managed by the association.
- Will it be safe for kids in the area during construction?
Yes. The entire construction site will be fenced off and monitored by on-site security 24 hours a day.
- Will the construction be noisy?
The majority of noise associated with construction takes place on the ground. By retaining the majority of the current mature forest on the site, Guild will have an effective visual and sound barrier between its construction site and its Hamptons neighbors to the west across 199 Street.
